A little mortgage math
So a number of people have asked my why I didn’t buy a place in New York City. So let’s do the math just for a minute. The average selling price of a one bedroom in the city is $700,000.
So assuming that I had the 20% down payment to put down of $140,000, the amount that I would be borrowing would have been $560,000. Assuming I had good credit, I could get a 30 year fixed...

On pulling out (I’m not advocating this)…
It’s actually pretty effective. Compare pulling out to condoms - both methods are very effective when used perfectly (about 4% vs 2%)…and less good in real practice (about 18% vs 17%). Scary numbers for condom users, maybe, but many couples rely on condoms alone at least sometimes.
